Linden update – Plumbing!

Going to the bathroom is necessary for sane survival, and after last week, my team found out how time-consuming and expensive correct plumbing repairs can be.  If you are new to rehabbing, give yourself plenty of room in the budget for this significant part of any house.

Not long ago, my company, FAC, purchased a 2 bed, 1 bath home near Cleveland and Rt 3 in Linden. We needed a full rehab, including a new bathroom, plumbing, electrical, and heating system. The house is not huge @ 610 sqft, so my partners and I elected to tackle a lot of the rehab on our own. Once we ripped out the old toilet and sink and discovered we lacked this creature comfort, the plumbing and bathroom was a unanimous first project.

Now 85% done, we have replaced the following:

  • cast iron vent stack from the basement floor to roof

  • supply lines to the bathroom and kitchen

  • shower valve system

  • drain pipes throughout

  • tub, toilet, and sinks

  • new meter and shut off valve

What have we learned? First, being a plumber is a tough job! I have mad respect for anyone who earns a living in this trade. Second, plumbing can make or break a flip or rental investment. You can easily spend $5 to $10k to get plumbing up to code. Water and sewage is not an area you want to overlook in your deal analysis or rehab plan! Third, get a lot of advice and quotes from contractors. So far using both large, national companies and local companies for estimating and job walks have given us a wide range of ideas and options. Use Youtube for free education, so you learn jingle words like "vent stack" and "p trap."
