Buying from out of state is hard. Here’s how I make it work.
Most out-of-state buyers share the same fears: overpaying for a home they’ve never walked through, missing something obvious in a video tour, not understanding the local market. Those are legitimate concerns. Here’s how I address all of them.
Market briefing before we look at a single house
Before we tour anything, I walk you through exactly what the market looks like in the areas you’re considering — pending ratios, price trends, days on market. You’ll know whether you have negotiating leverage or you’re competing with other buyers. I publish monthly Ohio market updates so you can see how I work before we ever talk.
Live video tours with nothing held back
I walk every room, open every closet, check the basement, look at the mechanicals, and narrate what I see — including what concerns me. I also drive the neighborhood so you can see the street, the surroundings, and the commute. You ask questions live.
Local contractor connections before you make an offer
If a home is older or has obvious deferred maintenance, I’ll connect you with a local contractor to get a realistic read on costs before you’re committed. You should know what you’re getting into before you sign anything.
You close remotely. No trip required.
Ohio allows remote closings. You don’t have to fly out. We coordinate everything digitally — inspection, appraisal, title, closing. Clients have taken ownership of their new Ohio home without ever booking a flight.
